How to spot ice dam damage before winter hits

If you own a home in Chittenden County, you already know what an ice dam is even if you've never heard the term: that thick ridge of ice that builds up along the edge of the roof, with icicles hanging off the gutters. It looks like winter on a postcard. It's also one of the most common causes of roof leaks we see.

The good news is that ice dams are largely preventable — and late summer is the ideal time to deal with them, before the snow flies.

What causes an ice dam

An ice dam forms when heat escaping from your house warms the roof deck, melts the underside of the snow, and that meltwater runs down to the cold roof edge and refreezes. As the ice builds, it backs water up under your shingles, where it can find its way into the attic, walls, and ceilings.

Three things drive it:

1. Heat loss from a poorly insulated attic.
2. Poor ventilation that lets warm air sit against the roof deck.
3. Missing ice-and-water protection along the eaves.

Warning signs to look for now

While the weather's still warm, take a few minutes to check for the telltale signs of a roof that's prone to ice dams:

• Stains on attic sheathing or rafters — dark streaks or water marks mean moisture has been getting in.
• Compressed or thin attic insulation, especially near the eaves.
• Daylight around the roof edges or gaps where warm air can escape.
• Peeling paint or water stains on upstairs ceilings and the top of exterior walls.

If you spot any of these, it's far cheaper to fix them in August than to chase a leak in February.

A durable fix usually combines three things: sealing air leaks and adding attic insulation to keep the roof deck cold, improving ventilation from soffit to ridge, and installing a proper ice-and-water shield membrane along the eaves during a re-roof. Done together, they stop the melt-freeze cycle at the source.
